Rather it is the cost of demolition of the existing building, clearing away and rebuilding to its existing design, in modern materials, using modern techniques, to a standard equal to the existing property and in accordance with current Building Regulations and other statutory requirements. (Architect’s fees are included; VAT is excluded except on fees).

Construction and material costs have risen sharply during the last two years as a shortage of materials has caused significant supply chain issues. Consequently many homeowners may find that their homes are now underinsured. Increasingly insurance brokers are advising that an updated insurance valuation be provided as opposed to simply index linking the previous year’s figure. In the event of a claim the loss adjustor acting on behalf of the insurer will often first look to confirm if adequate insurance cover is in place. If it is deemed that the property is underinsured they will seek to reduce the insurers liability for the claim. If you require an up to date insurance reinstatement cost estimate to ensure that you have adequate cover please contact our professional survey and valuation team, and we will provide a no obligation fee quotation.

Robert Bell & Company has attained the high standards necessary to be awarded with the property industry’s most prestigious mark of excellence.

Every year, a rigorous assessment is carried out of every estate and letting agent in the country. There are 15,000 estate agencies and each one is assessed for property marketing, customer service and results, including how quickly they sell or let and percentage of price achieved compared with other agents in the same location.

The very best agents are listed in The Best Estate Agent Guide – a website for landlords and sellers to help them choose who to sell or let their property.

On Wednesday 21st September the results of this year’s assessment were announced at the Best Estate Agent Guide Awards and Robert Bell & Company was among those recognised.

Company Director Alastair Boulton commented “I am absolutely delighted that our sales and lettings teams have been recognised for their dedication to providing the very highest level of customer service. This is at the very heart of our business and achieving exceptional (sales) and excellent (lettings) ratings places us in the top 2% of estate agents across the entire country. I am very grateful to all of our staff for the hard work, commitment and dedication shown to our clients when handling what is often the most important financial commitment of one’s life.”

Robert Bell & Company are delighted to be recognised for their dedication to providing the very highest levels of service.

Home-movers and landlords can search for those estate and letting agents that made the grade in their area by visiting bestestateagentguide.co.uk or by looking out for the distinctive winners marks.

We at Robert Bell & Company were proud to support the recent 2022 Disability Games, organised by the Rotary Club, and are looking forward to getting involved again in 2023.

The District 1070 Disability Games were held on Sunday 24th April 2022 at Lincoln's beautiful Lincoln Christ's Hospital School (educating in Lincoln since 1090). Disabled competitors of all ages took part in archery, darts, kurling, table tennis, weightlifting, boccia, swimming, wheelchair slalom, and wheelchair dash. Unfortunately the shooting had to be cancelled for technical reasons, but the organisers quickly replaced it with basketball hoop shooting. This proved immensely popular, so it will definitely feature in next year's Games...

So reports Rightmove this month and we don’t disagree with their view.

There has been a record number of potential buyers enquiring about each available property in March, 34% higher than the same period a year ago.
